Electrical & Fire Safety Compliance

Electrical and fire safety servicing, suitable repairs and the records to prove it. One managed programme for your tenancy, building or portfolio.

Been asked for your electrical or fire safety records?

A shopping centre, landlord, property manager or compliance consultant has asked for certificates and service records for your site. Or you want to know your electrical and fire safety servicing is on schedule and any faults are followed up.

Clear schedules, current records and completed repairs make those requests easier to manage.

RFR brings it together. We work out what you're responsible for, organise the servicing, follow up the repairs and keep the records ready for whoever asks.

Electrical and fire checks, coordinated together.

We combine electrical and fire safety servicing where practical, using trade partner technicians qualified across both disciplines.

That means fewer separate visits, less disruption and suitable repairs completed while the technician is already on site, within your agreed approval limits.

Testing, service records and follow-up sit within one managed programme.

What we look after.

Depending on what's installed and what you're responsible for, that can include:

Electrical test and tag

Inspection and testing of appliances, leads and equipment, with asset identification and test records.

RCD testing

Testing safety switches and recording results.

Switchboard thermal imaging

Identifying heat patterns that may indicate electrical faults, with findings and recommended action.

Electrical repairs

Addressing faults found during servicing, within agreed approval limits.

Fire equipment

Extinguishers, hose reels, detection and alarm systems, and sprinklers where they're yours.

Emergency and exit lighting

Testing, repairs and records.

Fire doors and passive fire protection

Inspections, maintenance and repairs to fire doors, fire-rated walls and protected penetrations.

Air conditioning fire functions

Testing the shutdown, smoke control and dampers that work with the building's fire systems.

Automatic doors and locks

Testing emergency-release functions and connections to the fire alarm where required, so doors operate as intended in an emergency.

Service records and certificates

Relevant service reports, test results and specialist certificates collected for the systems we manage.

What gets serviced, and how often, depends on your building and what's installed. We work that out for each site rather than using a generic list.

One team looking after it all year.

  1. 01

    Work out what's yours.

We go through your handover documents, lease requirements and existing contracts with you and your property manager, and confirm what you need covered.

  2. 02

    Set up the servicing.

We build a schedule for your site and organise the specialists, site access and any testing that needs more than one trade there at once.

  3. 03

    Fix what's found.

Suitable repairs can be completed during the visit within your agreed approval limits. If further approval is needed, we explain the fault, price the work and arrange it once approved. We keep the record of what was fixed.

  4. 04

Keep the records in one place.

Service reports, certificates and open repairs are logged against your site in JAZZ, our facilities software, so they aren't spread across separate inboxes.

  5. 05

Send them when they're asked for.

When your centre, landlord or their consultant needs the records, we pull them together and send them.

Clear responsibilities. Coordinated servicing.

Who maintains what varies between properties, leases and existing service arrangements. Some systems at your site may already be covered by the landlord or centre's contractors. We go through it with you and your property manager to confirm what you need covered and what's already maintained elsewhere.

Where your systems connect to the building's, like air conditioning that shuts down on the centre's fire alarm, we organise the testing with the other contractors involved.

Testing and certification are done by specialists who hold the right licence or accreditation for that work. RFR manages the programme and the records.

Your fitout is where maintenance starts.

Where JLS Group delivered your fitout, we build on the handover information and site knowledge we already have to set up your ongoing servicing. If someone else did the works, we'll go through the records you have and work out what's missing.

Different names, different rules.

The request might mention a Queensland Occupier's Statement, a Victorian Annual Essential Safety Measures Report or a NSW Annual Fire Safety Statement. They're separate processes with their own requirements, not one national certificate under different names.

  • Victoria

  • New South Wales

Whichever one applies to your site, we organise the servicing and records it needs and work with your property manager and their specialists to get it done.

Need more than electrical and fire safety?

RFR also looks after the rest of your site: planned maintenance, general air conditioning servicing, plumbing and hot water, reactive and after-hours repairs, and maintenance planning and budgets across your portfolio.

Need electrical and fire safety servicing or help with a records request?

Send us your site details or the request you've received. We'll work out what's needed and organise the servicing, records and follow-up.
